JOB DESCRIPTION
Summary/Objective
The maintenance sales representative is responsible for generating leads, generating new maintenance agreement sales, and working with other team members to drive a high renewal rate for existing maintenance agreements.
You will be responsible for developing long-term relationships with your portfolio of self-generated leads, connecting with key business executives and stakeholders. You will liaise between customers and cross-functional internal teams as needed to ensure the timely and successful delivery of our solutions according to customer needs.

Essential Functions

- Willingness and ability to generate opportunities to promote and sell service agreements on the phone and face to face in both cold and warm call situations.
- Responsible for generating, pricing, bidding and winning maintenance agreements per our pricing plan and structure. Expectation is to generate at least $150,000 in new agreement sales in the first 12 months and then $200,000 annually thereafter.
- Supporting team members during the agreement renewal process for previously sold agreements.
- Skillful in presentations to current and prospective customers with strong ability in conducting negotiations in a persuasive manner.
- Sustaining and broadening relationships with new customers by developing and maintaining relationships throughout the customer’s organization.
- Supporting our project managers and account managers as they price, win and account manage large service projects.
- Maintaining written and electronic records of sales related leads, contacts, referrals, etc.
- Tracking personal sales activity and statistics and entering them in Salesforce.com for period reviews.
- Supporting our sales and marketing activity under the direction of the business unit leadership.
- Developing and maintaining familiarity with all our offerings.
- Participating in continued education to learn about new products and improved sales techniques.
- Maintaining a liaison with product representatives and local suppliers to stay abreast of product lines, promotions, trends, etc.

Supervisory Responsibility
The maintenance sales representative position has no supervisory responsibilities.
Work Environment
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. Ability to travel to client sites is also expected.
Position Type/Expected Hours of Work
This is a full-time position, and hours of work and days are Monday through Friday, 8:00 a.m. to 5:00 p.m. Occasional evening and weekend work may be required as job duties demand.
Travel
This position requires up to 60% travel. Frequently travel is within the business unit area, rarely may be overnight.
Required Education and Experience
- High school diploma and demonstrated success in sales and or business development.
- Proven record of lead generation and service sales achievement or other relevant experience.
- Ability to show consistent professionalism and good judgement to work with coworkers, prospects and customers.
- Previous commercial HVAC or industrial sales experience.
Preferred Education and Experience
- Bachelor’s degree in business management, marketing, advertising, technology or other applicable field.
- Working knowledge of basic HVAC operations and suppliers.
- 2 to 5 years’ experience in similar service sales position.
Additional Eligibility Qualifications
- Ability to pass a pre-employment drug screening and participate in a drug free workplace.
- Current driver’s license.
- Proficient with Windows based software (Word, Excel, PowerPoint, Outlook).
- Ability to learn and fully utilize Salesforce.com for tracking prospecting activity and sales proposals.
- Ability to learn and fully utilize Key2Act software for all customer quotes and account management needs.
